| Some of the fix-it list items were actually fixed: broken door jamb, exterior drain, siding on the chimney stack, MBR window sill, faceplate for light switches inside, and the weatherstripping |
Some were not: exterior garage door frame, exterior LR window sill, garage lighting, cutting back the trees, and replacing faceplates on the power outlets in the garage. |
| The garage isn’t currently full of water. |
The garage obviously took on between 4 and 5 inches of water during the deluge last week. At first, my agent tried to dissuade me from this theory. However, once I pointed out the sodden pile of formerly-dry leftovers all the way at the back, plus the soaked and swelled footings of the installed cabinetry…. uh, yeah. Crap. |
| The drain has been cleaned out. |
The drain wasn’t cleaned out the day it stormed. It could have saved the garage. But I don’t know that for sure. |
| There is not a lake under the house in the walk-in crawl space. |
There is some water pooled on the moisture barrier, and the soil in the entrance has obviously been wet. We can’t get to the section that most concerns me, which is up under the front porch/foyer (and connects to the garage). That part is only accessible by someone crawling on their belly through a narrow passageway. So, I will be seeing the inspector again. |
| The inspector is a nice guy. |
He costs money and could tell me that my crawl space is now a crawl-swamp. |
| I suppose I am getting used to it. |

Heavens! How did it turn out? When you called yesterday I was in the dentist’s chair, so I didn’t get to my phone, and then I forgot to listen to my voicemail until much later. Sorry!
