Organic Family Farm Seeking Lender or Guarantor

We're working for the future, but the future isn't here yet.  Meanwhile
government and commercial lenders have to work with guidelines and criteria
left over from the past. 
  
Before June 20th, we must refinance $145,000, for which we can give a first
mortgage on 82 acres and an1828 farmhouse.  Town assessment $263,000, 1995
appraisal $240,000.  

This Vermont farm has been in the family since 1914 but lay idle for over 32
years before we started organic gardening in 1993.   We grow produce and
produce growers:  Each year five or six young people come here to do the work
and gain the  experience.  Most are college students or recent graduates, all
of them give us hope for the future of sustainable agriculture.  Our long
term goals include establishing a non-profit school, a small version of the
Agroecology Institute at Santa Cruz, CA, but offering academic credit through
a nearby university.

If you want to help but your funds are all tied up in blue chips, a loan
guarantee could provide a higher comfort level for the conventional lenders
now trying to "make it work."
