If you hold land in fee simple, you can do anything with it that law allows. If you grant someone else an easement, that gives them the absolute right to use your land in some specific way (run a power line over it, cross it to get to their own property, whatever). Once granted, the easement runs with the deed; you can sell the property but the next owner is bound too. In the US a landowner can grant some other entity an easement on the land which prevents the landowner from using it as anything but open space, timber land, agricultural land, etc. Typically, this easement is granted to a local or regional conservation organization (frequently a land trust), but sometimes to an arm of the town, county or state. The grantee is responsible for "monitoring" the easement - checking to make sure that you or subsequent owners don't violate it. Thus, many conservation organizations don't simply universally accept everything that is offered to them - either it must be valuable for some specific reason, or you may be asked to throw in some money to put in trust to cover the cost of monitoring. -- James B.
