I am explaining whatever I've understood. Please feel free to correct / comment the same. There are 3 types of shakthi that an archaa moorthy in temples possess. a. aavirbhaava shakthi This is the shakthi which is possessed by the archaa moorthy at the time of arrival to that particular place on earth(the place is nothing but the temple). This shakthi never deteriorates. It is place specific and hence doesn't change even if the idol is replaced by another. b. aaraadhanaa shakthi This is the shakthi that comes into the archa moorthy when proper "thiruaaradhanam" is performed at the temples. The thiruaaradhanam is nothing but the way in which we invite the lord to be with us and keep him with us. We treat him as one of our family members. We wake him up in the morning, clean his teeth, give him breakfast, make him take bath (snaanaasanam), decorate his hair, dress him up (alankaaraasanam), give him sumptuous meal (bhojyaasanam) and eat after he eats the same and then take him to bed (paryangaasanam). If I am right, the manthraasanam is performed to keep him "live" inside the archaa moorthy. (the words he, him refers to the entire family of sriman naaraayanaa i.e samastha parivaaraaya sarvamangala vigrahaaya sriman naaraayanan) When, the aaraadhanaa is not performed properly or if there are any defects in aaraadhanam(lopam in sanskrit), then, once in 12 years, the defects are patched by means of a process called Samprokshanam. During this time, appropriate rituals are performed like cleaning up the house of perumal(temple) so that it is reside-able for him. Even the archaa moorthy's existing aaraadhana and anushtana shakthi are transferred to water and is kept in a kalasam. After all the clean- ups are performed the shakthi is restored back into the archaa moorthy. c. and the shakthi due to aachaara/anushtaanam This is the shakthi that is added to the archa moorthy via performance of vedic rituals, homams, yagnas etc and vedic / prabandham recitations. When lopam(defect) occurs in this anushtaanaa, once an year, the Pavithrotsavam is performed. This utsavam patches up all the ritualistic defects and the decrease in the manthra shakthi. In tamil there is a word called "uru" that means count. When manthras from vedas and pasurams from prabandhams are chanted in large counts, that itself adds a power to the goal of chanting. If the chanting is for something like a siddhi, one attains that result. When chanting is done in places like temples, for bhagavadh anubhavam, perumal comes with more vigor and stays in the archa vigraham.
