Glen Lennox plan filed

Grubb Properties has filed a plan with the Chapel Hill Community Design Commission to demolish Glen Lennox and replace it with a more than 1.8-million-square-foot development. The plan, filed last week, would replace the 440-unit apartment complex and shopping center with 908 residential units, 220,700 square feet of retail space, 310,800 square feet of office space, a seven-to-nine story hotel and 3,665 parking spaces.

The commission could review the plan as early as May.

The planned residential area would have 35 single-family lots, 350 apartments, 413 condominiums and 110 town homes. Included in the retail space would be a 55,000-square-foot grocery store and a 40,000-square-foot movie theater with 700 seats. The three four-or-five-level parking decks would have 2,105 spaces, while another 1,316 would come from surface parking lots. The 190-room hotel would be located next to Carolina House Senior Living.

The plans also call for at least three four-to-five-story office buildings, two five-to-nine story mixed-use buildings in addition to a seven-to-nine-story hotel, and four four-to-five-story multi-family residence buildings.

Some residents oppose the plan. Longtime resident Mary Dexter petitioned the Chapel Hill Town Council last month to make Glen Lennox a neighborhood conservation district. A report on the request is expected at the council’s April 28 meeting. Special zoning rules in such a district could dictate everything from building size to landscaping in order to preserve the feel of the neighborhood.

Grubb does not expect to start breaking ground before late 2010 or early 2011.
