140 West work to start

CHAPEL HILL — Work is set to begin in early August on the 140 West project, a cornerstone of the town’s efforts to revitalize downtown.

An information session on plans for the 140-unit residential and commercial project bordered by Rosemary, Franklin and Church streets is scheduled for today (Thursday) at 4:30 p.m.at University Presbyterian Church Campus Ministry at 101 Henderson St.

The project, which has three sections ranging from four to eight stories, includes about 26,000 square feet of commercial and retail space and 140 condominiums. Eighteen of the condominiums are designated as affordable units and are reserved for the Community Home Trust. The complex will have 337 parking spaces below the building with 161 town-owned spaces and 176 spaces for 140 West homeowners.

Jon Keener, manager of the project for Ram Development, said the company is looking forward to nailing down the final set of details with the town so construction can begin. Presales for the condominiums, he said, are moving at a good clip.

Construction is expected to take two years. A typical work schedule for the project will be Monday through Friday from 7 a.m. to 5 p.m. The early phase of construction will include site preparation, excavation work and the installation of an 8-foot-high screened fence around the site. Once concrete pouring begins, delivery trucks will operate from 4 a.m. to 9 a.m.

The town has added 138 spaces to its downtown parking inventory during the project to cover the loss of its Lot 5 parking facility at the site and its 105 hourly parking spaces.
